Most books on real estate investing are based on using someone elses money to buy real estate. Unless you are talking about REIT, which is a Wall Street investment vehicle. What are planning on doing with the property? Will you sell fixer uppers? Manage an apartment property? I think you need to carve that investing idea down a little and decide what kind of properties or investment vehicles you are interested in.
